Standard Home Inspection - covers key important areas, including all functioning or visible major elements and systems plus associated components. It is conducted following recognized home inspection industry standards (ASHI – American Society of Home Inspectors).
Radon Testing - Radon Testing is the only way to know if you and your family are at risk from radon. Testing is inexpensive and easy. You can fix a radon problem.
Termite/Wood Destroying Insect (WDI) Inspection - an examination of the structure to determine the presence of any wood-destroying insects. This service is typically performed at the same time as the general inspection and is performed by a third-party state-licensed inspection company.
Sewer Lateral Inspection - A lateral line is the private sewer line, sometimes called a house tap or building sewer, which connects your home to the public sewer system. Wastewater from your toilets, sinks, showers, and washing machines travels through your lateral line to the public (or mainline) sewer system which carries it to the nearest waste water plant for treatment.
11-Month Warranty Inspection - a comprehensive evaluation of the interior and exterior of your new home and its major systems and components. It’s conducted during the 11th month of your occupancy – before your builder’s warranty expires. We follow ASHI Standards of Practice.
Pre-Listing Inspection - When it’s time to sell your home, we recommend scheduling a Pre-Listing Inspection before it hits the market. We’ll arrive on-site to provide a full home inspection of the property for any defective components that you may wish to have repaired or simply mention when showing the home. This will give you a more accurate idea of the home’s value and promote smoother negotiations when a buyer is made aware of existing issues.
Well/Septic Inspection - A Well/Septic Inspection checks your well equipment to ensure that it is sanitary and meets local code requirements. This includes a flow test to determine system output and a check of the water level before and during pumping, pump motor performance (check amp load, grounding, and line voltage), pressure tank and pressure switch contact, and general water quality (odor, cloudiness, etc.). Also, a test of your water for coli form bacteria and nitrates, iron, manganese, water hardness, sulfides, and anything else of concern in your area that could pose problems with your plumbing, staining, water appearance, and odor. Our 3rd party partners are licensed by the state of Missouri to ensure your septic system meets state and local codes so you can be assured of an accurate evaluation.
Gas Safety Inspection - A gas inspection checks your natural gas system to ensure all appliances, fireplaces, etc. are working properly. Some municipalities require this so check with your local city hall.
Mold Inspection - For mold inspections, we have partnered with a 3rd party professionally certified mold removal and mold inspection company. Most of the time, mold testing is unnecessary if the mold is visible. Free estimates are often provided.
Re-Inspection - offered to clients who have arranged for the repair or replacement of a component that we found to be defective during the original home inspection. We’ll return to the property to ensure that the contractors properly resolve the issue and that there are no additional safety concerns.
Individual Component Inspection - ideal for clients who don’t need an entire home evaluated. Whether you require an inspection of a home’s foundation, electrical system, roof, or any other component—we’re able to arrive on-site to offer our professional, unbiased assessment.
